Want to sell your property yourself, often called for sale by owner or FSBO? A $799 listing package can look appealing. Before paying, check the advertising and support it includes.

Sellers who switched to KeyHive tell us they hadn't understood the advertising tiers. They expected similar visibility simply because their home was on the same website.

With Guided, you show buyers through and decide which offer to accept. We arrange the advertising and photos, prepare the contract and give you an agent to call when you need advice.

We offer Guided. This comparison draws on our agency advertising costs and our work with sellers in Waikiki and Byford. For all the steps involved in selling, read our guide to selling privately in WA.

Why listing tiers matter on realestate.com.au

Australian Realty, for example, advertises a Sales Standard package for $799. But property websites sell different levels of ads, called listing tiers. Ask which level you get on each website and what an upgrade costs.

REA's listing-tier guide explains the differences in placement and size below.

How realestate.com.au orders its listing tiers

Listing placement and presentation in Featured search results
Ad typePlacement and appearance
PremiereAhead of the tiers below. Largest ad, with agency name and logo.
HighlightBelow Premiere. Large ad with agency name and logo.
FeatureBelow Highlight. Medium ad with agency name and logo.
StandardBelow the upgraded tiers. Smallest ad, no agency name or logo.
This order applies to Featured sorting. Other sort orders and search filters change what buyers see.

In a busy search, a Standard listing can sit several pages behind upgraded properties. PropertyNow explains this in its own help article for sellers who cannot find their ad.

We saw one Mandurah property on page 17 in one search on the website. Being on the website did not mean buyers would see it near the front.

KeyHive Guided includes realestate.com.au Premiere+. This package includes a Premiere Unlimited listing and additional campaign features. You still compete with other premium listings.

How much does it cost to advertise on realestate.com.au?

There is no single price for every home. For real estate agents, the cost depends on the listing tier, the property's location and the agency's agreement with realestate.com.au.

Across Mandurah, Rockingham, Hammond Park and Fremantle, our Premiere Unlimited rates are roughly $1,200–$2,000 per listing. Standard costs roughly $150–$350. Both ranges include GST.

In these examples, Mandurah and Rockingham sit towards the lower end of the price range, while Hammond Park and Fremantle sit towards the upper end.

These are rounded examples of KeyHive's advertising costs under our Premiere+ agreement for the 2026–27 financial year, checked on 15 October 2026. They show the cost of the portal listing itself. An FSBO service's package price may include other work and fees.

Our guide to real estate advertising fees explains the other costs of marketing your home.

Which FSBO services bring the most buyer enquiries?

A fair comparison needs similar properties, locations, advertising tiers and campaign dates. We do not have that evidence to rank FSBO providers by enquiries.

REA reports 28% more email enquiries for Premiere+ than Premiere in its April 2026 vendor brochure. These internal figures cover January–December 2025 and compare Premiere+ with standalone Premiere, not Standard. They do not isolate the upgrade's effect or predict your result.

Some FSBO services offer upgrades and agent advice. Ask for a written list of what you get, and check how buyers' messages reach you.

What to check before buying an FSBO package

  • Which property websites will my home appear on? What level of ad do I get on each?
  • How long will the ad and any upgrades last? What does it cost to keep them running?
  • Does the price include new professional photos, a floorplan and a signboard?
  • Will someone prepare my contract and help with its conditions, or do I just get a form to fill in?
  • What agent support can I use, and what costs extra?

Why we built KeyHive Guided

We built Guided around three things: professional presentation, visibility where buyers are looking, and support through the contract process.

Guided includes new professional photos, a standard floorplan and signboard. Premiere+ gives that presentation more prominent space on realestate.com.au.

You supply the property details and prepare your listing. We check and improve it, then put it online.

Extra photo sessions, regional travel and special requests outside the standard package cost extra. Check the current package inclusions to see what is covered.

What changed for our Waikiki and Byford sellers?

Two Guided campaigns in June and August 2026 involved 10 Burnside Way, Waikiki and 24 McLachlan Turn, Byford. Both had spent weeks on basic FSBO listings without an offer.

We overhauled each home's presentation, launched the campaign and supported the sellers through buyer conversations and offers. Both received offers in their first week with Guided.

These results reflect the whole campaign, rather than proving the effect of a portal upgrade alone.

An agent in your back pocket when an offer feels too low

Call or email your KeyHive agent for advice during the sale. We often talk about changing the price, finding more buyers and handling offers.

An offer below your hoped-for price can feel personal. You know what you have put into the home. Buyers compare it with their other options.

Your agent helps you assess recent sales, buyer feedback and the offer's conditions. You handle buyer conversations and decide whether to accept, negotiate or wait.

WA property contracts and support through settlement

During settlement on one Guided sale, an unapproved extension raised a fire-separation issue between connected units.

Our agent helped both sides agree on a proposed solution: a product that could be installed between the connecting sections at relatively low cost.

Once you and the buyer agree on the sale, we prepare the Offer and Acceptance (O&A) contract and Joint Form of General Conditions.

We include the agreed conditions, such as finance approval or building and timber pest inspections, and track the deadlines.

We coordinate with your settlement agent, who handles the transfer of ownership.

You still need a lawyer for legal advice, or a building expert or council for checks and approvals where needed. Our guide to WA property contracts explains the documents and conditions.

Compare the work included, as well as the price

Guided costs $5,000 in total, including GST: $2,500 to start the campaign and $2,500 at successful settlement. The fee covers the standard marketing package and help with the contract. Your settlement agent charges separately.

Is Guided the right fit for you?

A basic package may suit you if you understand its limits and can arrange the rest. Guided suits sellers who want professional support while handling buyers and inspections themselves.

One Guided seller missed buyer opportunities because work kept them away from home. Availability for inspections matters.

Work FIFO or struggle to fit in inspections? Our Modern Agent service may suit you better. Your agent handles buyers, inspections and negotiation.

FAQ

Questions about FSBO and Guided selling

What are the pitfalls of selling a house privately?

Common pitfalls include low visibility from basic listing tiers, poor presentation and the time needed to handle buyer enquiries and open homes. You also need to arrange contract preparation and manage the agreed conditions through settlement. Check what advice your package includes before you commit.

What are the best steps to list my home as FSBO and attract buyers?

Use recent comparable sales to set your price. Prepare professional photos and accurate listing details. Check the advertising tier and duration, allow time for inspections, and arrange contract support before offers arrive.

Which FSBO platforms yield the most enquiries for owner-listed homes?

We cannot reliably rank providers without comparable enquiry data. Compare their advertising tiers, listing quality and support. A website’s total traffic does not measure demand for your property.

How long does the Guided portal listing stay online?

Your Premiere Unlimited ad has no set end date. It can stay on realestate.com.au while your home is for sale.

Do buyers make lower offers when you sell privately without an agent?

Some buyers may test your price with a low offer. Assess it against recent comparable sales, buyer interest and the offer’s conditions. With Guided, your assigned agent helps you weigh that evidence while you handle the negotiation and decide what to accept.

Is professional photography and a floorplan worth the cost when selling privately?

We include both in Guided because buyers need to see the home clearly and understand its layout before deciding to inspect. Professional photos show its features, while an accurate floorplan helps buyers judge whether the space suits them. Together, they help you make better use of the advertising you pay for.
