Who is Contracts Only for?

It is for a seller who has already found a buyer and agreed the basic commercial terms, including price and the main conditions. You do not need a listing campaign, home opens or buyer sourcing.

What is included in the $1,500?

KeyHive collects the seller, buyer and property details, confirms the agreed terms, prepares the standard sale contract, guides standard conditions and seller disclosures, coordinates signing, tracks agreed conditions and deadlines, and hands the matter to your chosen settlement agent.

What information do you need before preparing the contract?

We need the correct seller, buyer and property details plus the agreed price, deposit, settlement timing and any conditions such as finance or inspections. A real person checks the information and identifies missing or non-standard matters before preparation.

Can KeyHive negotiate the price or terms with my buyer?

No. Contracts Only begins once you and the buyer have agreed the basic terms. It does not include buyer sourcing, marketing, home opens or negotiation. If those terms are not settled, we will explain which service fits rather than preparing an incomplete agreement.

What does my settlement agent handle?

Your chosen settlement agent handles conveyancing and the legal transfer: title work, transfer documents, rates and settlement adjustments, funds, lodgement and settlement. KeyHive handles the agency-side contract process and coordinates the handover; it does not replace the settlement agent.

Can KeyHive give legal advice or handle a complex issue?

No. We can guide standard contract conditions, disclosures and the normal agency process, but we do not provide legal advice, resolve disputes or handle complex title issues. We will identify when a lawyer or settlement agent needs to advise you.

Who tracks conditions and deadlines after signing?

KeyHive records the agreed contract conditions and due dates, coordinates the agency-side follow-up and provides high-level liaison with your settlement agent. Your settlement agent remains responsible for the conveyancing and legal transfer work.

When do I pay, and what if the sale does not settle?

$1,500 inc GST is payable at settlement. If the sale does not proceed to settlement, no KeyHive service fee is charged, although third-party costs already incurred may still be payable.
