Seller settlement services in Perth are advertised from $990 at KDD, plus external costs such as searches, PEXA and mortgage discharge registration. This is one firm's starting price, not a Perth average or the full amount you will pay.

The frustrating part is working out whether two quotes cover the same job. One might include searches and electronic settlement; another might add them later. Ask both firms for the total, with GST and those extras shown, before deciding which costs less.

An email you can send for a settlement quote

Add the details you know and leave the rest for the settlement agent to follow up. You do not need a signed contract to ask for a quote.

What Perth firms advertise

Prices checked on 23 October 2026:

  • KDD Conveyancing lists seller services from $990. Its page separates the service fee from government, Landgate, PEXA and other external costs. Confirm whether GST is included and check the final total in your written quote.
  • Henderson Property Settlements directs sellers to an itemised quote rather than publishing a single seller fee. It distinguishes service fees, costs paid to other organisations and any mortgage-discharge registration cost.
  • Vicki Philipoff Settlements advertises conveyancing from $880. Its online quote includes GST in the service fee, with government and regulatory charges separate. The page also lists an extra $151 for electronic settlement. Ask for a seller quote to confirm which price applies to your property.
  • Madora Bay Settlements asks you to contact it for a quote. No fixed seller price is shown on the page we checked.
  • Field Conveyancing handles residential settlements and accepts enquiries through its website. Ask for a written quote; its homepage does not list a seller fee.

Vicki Philipoff is KeyHive's preferred settlement agent. We receive no referral fees, and you are free to choose your own agent. Our sellers have also chosen Madora Bay and Field Conveyancing. These examples are not a survey of the whole market; send each firm the same details to compare the total cost.

Separate the service fee from the rest of the bill

  • Ask what the professional fee covers, who handles your file and whether GST is included.
  • Get an itemised allowance for searches, enquiries, identity checks and electronic settlement. Ask which amounts are estimates.
  • Check the lender's mortgage discharge charge and any registration charge. Both are separate from the conveyancer's fee.
  • Sellers pay rates up to and including settlement day. Water and strata adjustments can also affect your proceeds; these are separate from the service fee.
  • Keep the selling agent's fee and other bills on separate lines, even when the settlement agent pays them from the proceeds.

Say one quote lists $1,100 including GST for the work and $350 in other charges. You are looking at $1,450. To compare that with a $990 headline fee, you need to know what the second firm adds. This is a made-up example to show the calculation, not a supplier quote or a standard fee.

Keep mortgage repayment separate too. It reduces what reaches your account, but it is repayment of debt. The whole-sale budget guide helps you work out the wider costs and proceeds.

Ask what the quote covers before you sign

Consumer Protection WA says you should receive written disclosure of the maximum service fee before you appoint the agent. Government fees and other outside costs are separate from that maximum. To increase the service fee, the work must have changed significantly. The agent must tell you in writing, you must agree to continue, and the extra charge must be reasonable.

  1. Give each firm the address, title type, agreed sale price if known, mortgage details and proposed settlement date.
  2. Mention anything unusual early: an estate, power of attorney, missing documents, multiple owners or a tight deadline.
  3. Ask what extra work would trigger another charge, including delays, contract preparation or a sale that does not proceed.
  4. Confirm who will answer questions, their availability around settlement and the payment terms.
  5. Check the licence and read the appointment and costs disclosure before signing.

If you are selling privately

Call your settlement agent before you have a contract ready to sign. Ask a simple question: does this quote include preparing the sale contract, or does your work start once we have signed it? You need to know who is doing that first job.

If you already have a buyer, KeyHive Contracts Only covers preparing the contract and coordinating the agreed conditions. You appoint and pay your settlement agent separately. Our WA settlement process guide explains what happens after signing.

Our Guided sale case study shows how our agent helped with a building issue while the settlement agent handled the property transfer.

The answers below draw on the Consumer Protection WA settlement guide and RevenueWA's transfer duty guidance.

FAQ

Questions about settlement-agent fees

What are average settlement agent fees in Perth?

We do not have a reliable Perth average. KDD advertises seller settlement services from $990, plus other charges. Ask for a quote for your property that includes GST and any extras.

Does the seller need a settlement agent?

Consumer Protection WA recommends a licensed settlement agent or lawyer unless you are a suitably qualified lawyer. Selling privately does not remove the title-transfer work.

Can buyer and seller use the same settlement agent?

KeyHive recommends that the buyer and seller each appoint their own settlement agent. Each side needs someone looking after their interests. Consumer Protection WA also recommends separate representation. Using the same agent requires consent from both parties, and a conflict can force the agent to withdraw from both sides.

When do sellers pay settlement fees?

Fees are usually deducted from your sale proceeds at settlement. Ask your settlement agent whether any costs need to be paid earlier.

Do sellers pay transfer duty in WA?

Generally, no. In a normal home sale, transfer duty is the buyer's cost, not the seller's settlement fee.

Can I change settlement agent partway through?

Yes. Consumer Protection WA says you can change at any time, but you may need to pay for work already done. Check the handover timing with your new agent.

Are settlement fees included in KeyHive's selling packages?

No. Your settlement agent is a separate appointment and cost. KeyHive's campaign or contract coordination does not replace conveyancing.
