What does selling off market mean in Perth?
Selling off market in Perth means your home is not advertised on the major property portals. That is the whole definition. There is no legal category, no licence and no separate process behind it. Western Australia has no official definition of the term, and REIWA's own guide to selling methods lists only private treaty, auction and tender.
What the term hides is a choice about who gets to see your home, and who benefits when fewer people do.
Three things people call off market
The same phrase covers quite different sales.
- Truly private. The home is meant to sell with no public marketing at all.
- Pre-market. The agent offers it to their own buyer database first, then lists publicly if it does not sell.
- Off portal. The home is marketed somewhere, but not on realestate.com.au. This is how the data firm PropTrack counts it.
Most of what gets sold as off market is really pre-market. The home is still for sale. It just has not been shown to everyone yet.
Why sellers choose it
The honest reasons are mostly about privacy and pressure.
- A divorce, a death in the family or financial stress that you do not want the street discussing.
- A job where a public sale would raise questions. One Perth agent described a seller who worked for a listed company and wanted a quick, quiet sale.
- No open homes, no strangers walking through, no weeks of campaign pressure.
- A home with a quirk that might put buyers off if it sat publicly for weeks.
If any of those is you, off market can be the right call. Privacy is worth something.
Why some agents suggest it
This is the part that rarely gets said out loud. An off-market sale can suit the agent as much as the seller. We cannot see inside any agent's head, so treat these as incentives to be aware of, not accusations.
The days-on-market clock
Portals show how long a home has been listed, and buyers read a long run as a warning. A home that is tested quietly first never starts that clock. If it sells, there is no public record of how long it took.
The agent's numbers
Agents sell on their statistics: days on market, sale price against first asking price, how many homes they moved. A quiet sale cannot drag those down. A public campaign that stalls can.
A soft first fortnight
A public listing shows everyone how many people are looking. A slow opening can set the tone for the whole campaign.
A tenant in the home
Open homes and photography mean access, notice and a tenant who may not want strangers through the house. A private approach to a short buyer list avoids most of that.
What selling off market can cost you
The best public data is a PropTrack analysis of 2022 sales. It found houses sold off market went for about 4.3% less nationally than comparable houses listed on realestate.com.au. In Perth the gap was 4.9% for houses. In regional WA it was 5.8%.
That is easy to over-read, so read it carefully.
- It is an average across many sales, not a forecast for your home.
- It is a modelled comparison. It does not prove that going off market causes a lower price, because homes that sell privately may differ in ways the data cannot see.
- PropTrack is owned by REA Group, which runs realestate.com.au and earns money from portal listings.
- It covers 2022 only, and it ignores the marketing costs a private sale saves.
One agent argues the reverse can happen too: a buyer who wants to stop a home reaching the open market may pay extra to do it. That is one opinion, not data. It does show the trade runs in both directions.
What does not change
Going off market does not change what your agent owes you. In WA an agent must pass every offer to you, not only the written ones. If an agent wants to buy your home themselves, they must disclose that interest before negotiations start. And you still need a proper agency agreement. A quiet sale is not a looser one. If you are comparing your options, our guide to selling your own house in WA and what advertising fees in Perth really cover will help.
Questions to ask before you agree
- Who exactly will see my home? Ask for the size of the buyer list, not "our network".
- What happens if it does not sell? Is there a date when it goes public?
- How will I know I got the best price? With no competing bids, what is the evidence?
- Who benefits if we stay quiet? If the honest answer includes the agent’s statistics, weigh that.
- What does it cost me? A private sale is not automatically cheaper or simpler.
FAQ
Selling off market in Perth: common questions
Is off market the same as pre-market?
No. Off market is meant to stay private. Pre-market is a first look for the agent’s own buyers before a public listing. The two terms are often mixed up.
Can I go off market first and list publicly later?
Usually, yes. Ask your agent how long the private window runs and what happens at the end of it. A home that was quietly shopped around and then listed can leave buyers wondering why it did not sell.
Does off market mean a cheaper price for the buyer?
Not necessarily. Buyers can pay more in a closed approach to keep a home off the open market. The data shows lower sale prices on average, but that is not a discount for any one buyer.
Is an off-market home hidden from everyone?
No. It is hidden from the major portals. Buyers can still find homes advertised elsewhere, and KeyHive Offmarket listings are public on KeyHive.
So what does off market really mean?
It means choosing who sees your home. Sometimes that is the right trade: you give up some price discovery and get privacy, speed and certainty. The risk is agreeing to it because it protects somebody else's numbers.
If you are weighing it up, we list homes on realestate.com.au for sellers who want full exposure, and KeyHive Offmarket lets you list on KeyHive for free and talk to buyers directly. You can see how that looks from the buyer side on our off-market properties in Perth page, or compare options on our pricing page.
